The site is within a FEMA flood zone. The building was designed with the first-floor elevation 3 feet above the flood plain which provides flood protection beyond the 2030 threshold for the first-floor. The garage entry was designed off Fawcett Street and rises up to the increased elevation to prevent flooding of the garage. A mechanized lift connects to the lower garage level (below flood plain) rather than a ramp which would have created flooding conditions in the lower garage. Locating the lift at the far end of the garage allows queueing within the building.
